Episode 107 – Interview with Charley Freericks on Teravalis (Part 1)
In Episode 107 of the Land to Lots™ Podcast, Carter Froelich talks with Charley Freericks, President of the Arizona Region of Howard Hughes Communities, about Teravalis, a 37,000-plus acre master plan community in Buckeye, Arizona.
Charley shares how he got his start in the land business at Grubb & Ellis in 1983 and the path that followed through Talley Industries, DMB, and Catellus, where he led the Novus Innovation Corridor on ASU’s Tempe campus. He also explains how his long history with the Douglas Ranch property ultimately brought him out of retirement to lead Teravalis for Howard Hughes.
Carter and Charley then discuss the project Howard Hughes inherited, including outdated zoning and development agreements that required a major entitlement rewrite. They also cover Howard Hughes’ long-term ownership model, the land-use strategy behind Teravalis’ 100-year buildout, Peter Calthorpe’s plan for approximately 12 villages, and the infrastructure and bridge-sequencing decisions guiding the project’s next phase of growth.
